Are you finding what you need?

 

Greetings!  You recently visited my web site and we wanted to check back in and see how you are doing with your information gathering process and see if we can be of any help.

Arizona has a lot of critters and interesting flora.  That range is as disparate as the topography of the state, even within the City of Scottsdale, Arizona.  One reason for that is that the City of Scottsdale is about ~ 32 miles long and there is over 1,500 foot of elevation change that takes you to the lush green area of Scottsdale to our beautiful high Sonoran Desert area.

 

Another site we found interesting and useful is a resource for finding native plants. We have found that a lot of people are interested in using more native plants to conserve water and for low maintenance landscaping. Many are delighted to find that native plants attract birds and butterflies. This site is Ladybird Johnson's project.

The National Wildlife Federation sponsors another site that can show you how to attract butterflies and birds and even frogs to your backyard. What a fun project to share with a child or grandchild!

If I use Scottsdale as an example, our appreciate rate in 2004 was an average of 20%, however depending on where in Scottsdale you may have achieved an appreciation rate rate of from 9% to 27%.  If you''re relocating and you know your stay is just going to be from 1 to 3 years, it becomes very important to understand where your going to achieve your best return on your investment.  Our clients have found it helpful to have someone to guide them in their process of buying and selling homes.

Greetings !  We discovered a web site and thought of you. Researchers at Freddie Mac decided to put together a list of life expectancies of various home systems and major appliances and published it on The Old House Web

This is good information whether you already own a home or are considering buying one. This will give you time to save towards repairs or replacements, which can be costly. It lists appliances, gutters and downspouts, heating and air conditioning, plumbing, and roofs.

If you have a need to repair something around the house and need some help finding someone to get the job done, we can help.  We have an extensive list of contractors that we have used or our client's have recommended.  We do not recommend anyone that we have not used or one of our client's have used so they come with a track record.

Don't Go Shopping for a New Home Before You Have all your Ducks In A Row

It's always best to pre-qualify for a mortgage so you know exactly how much a financial institution would be willing to lend you. Just as important, it gives you more negotiation power when your ready to make an offer on your next house.  In a very hot market it can become necessary to become pre-approved so you look the same as a cash buyer.  It could mean the difference of getting the home of your dreams or moving on to the next home that may be something less than that first perfect home you found.

What you want is hand is a document called a document that was called a Conditional Loan Approval,  (CLA) as of May 2005 its new name is called a Loan Status Report (LSR)

In the pre-qualification process, you will find out: 

- Exactly how much home or land you can afford. 

- How much cash you will need for the down payment. 

- The minimum down payment, and advantages of higher down payments. 

- What the bank feels you can afford for a monthly payment. 

- Which plan or customize plan meets your particular needs.
